Q: How does Nichols Village differ from other retirement communities?

A: Our 90 acre landscape is what sets Nichols Village apart from other communities. Those who choose to live at Nichols Village have a deep appreciation for our countryside setting with its tall forests, rolling hills and fields, and spectacular vistas. Residents savor the natural streaming light through their many windows and enjoy the open feeling and abundance of the living space in their homes.

Nichols Village is built upon a hilltop rising up from the shores of the Merrimack River. Conveniently located off Route 113 between Newburyport and Haverhill, our community is close to shopping, dining and cultural venues, and is just a short 15 minute drive to the Atlantic Ocean and picturesque Plum Island.

The unique lifestyle at Nichols Village attracts independent-minded people 62 years of age and better. Nichols Village is a non-profit, stand alone community. It is not affiliated with a larger corporation which allows our staff the flexibility to provide services and programs that cater directly to the interests and needs of our residents.

The intimate nature of our community fosters a welcoming, home-like feel with 120 friendly residents all living comfortably in our 78 apartments and 16 cottages.

Many amenities are included in our monthly common fees, which are typically extra fees at neighboring communities such as covered parking, housekeeping and extra storage.

We offer a choice of two residency plans; a Rental Plan and a Lifetime Refundable Tenancy with an entrance fee.

Q: What is a Lifetime Refundable (LRT) Tenancy?

A: A Lifetime Refundable Tenancy (LRT) is a residency plan where an LRT fee (i.e. entrance fee) is paid before residency begins. This fee is 90% refundable when your residency ends. You also pay a monthly common fee, the amount depending upon the size of your apartment or cottage.

Q: How does the Rental Plan work?

A: When you move into a rental apartment you pay a monthly rental fee along with a monthly common fee. Our rental plan is an ideal option for those who do not wish to pay a large LRT fee up front, but rather pay a monthly rent and common fee.

Q: I understand Nichols Village is an independent retirement community with no skilled or assisted living facilities. What if I need some assistance to remain independent and on my own?

A: The definition of "independent" is quite broad at Nichols Village. We have residents who are marathon runners and avid golfers and others who require the assistance of a walker or wheelchair; all are considered independent. To remain independent in your home at Nichols Village we offer an optional Coordinated Home Care Program in partnership with two professional organizations, Home Health VNA and Right at Home. This program provides residents access to certified skilled nursing services and private home care assistance. Both agencies have an office right in our building for your convenience. Should the need arise you would contract directly with these organizations to provide care within the comfort of your own apartment or cottage.

Q: What is included in my monthly common fees?

A:

  • Apartment residents enjoy 20 meals per month, cottage residents enjoy 10 meals per month with meals specially planned and prepared by our executive chef
  • Bi-weekly housekeeping. Additionally, as a resident of Nichols Village you will also have your apartment deep cleaned twice a year.
  • Inside maintenance services - as well as landscaping and all snow removal. We have 24 hour emergency maintenance on call to assist in case of a maintenance emergency.
  • Expanded basic cable television
  • Apartment fees include electric, gas, water and sewer utilities (cottage fees do not include utilities and are billed separately).
  • Use of health fitness center, swimming pool, pool table, arts & crafts room, library, resident computer lab as well as use of our beautiful grounds and walking trails.
  • Covered parking under carport for apartment residents and garage parking for cottage residents
  • Scheduled complimentary transportation to designated venues
  • Resident Garden Beds - flowers and vegetables galore!
  • Activity Director - offers a wide variety of in-house and off-site adventures
  • Wellness Coordinator - staffed by our own part-time Registered Nurse

Q: What security and emergency systems are in place at Nichols Village?

A: Every apartment and cottage has an emergency pull cord in each bathroom and a motion sensor strategically located in the hallway. Emergency assistance is alerted if a pull cord is activated or a motion sensor is triggered. These security features provide a safety net which is very reassuring to residents and their loved ones.

Q: Will my common fee and rental fee increase?

A: Yes. Monthly fees are adjusted annually, beginning on January 1st. These adjustments are determined by our Board of Directors, working closely with our management company.

Q: Can I bring my pet with me?

A: We love pets at Nichols Village, with a few restrictions of course.

Q: How do I get on the wait list?

A: As soon as you know Nichols Village is where you want to live simply complete the application and submit it with a deposit of $1,000 (100% refundable) and an application fee of $150 for one person, $300 for two people. Once you take this step you will be relieved to know that you successfully secured your place on our Nichols Village wait list.
